METHOD & TERMS
All 5 tracts will sell on a per acre basis based on the acres obtained from the survey. All 5 tracts will be offered through the marketing method of Buyers Choice, whereas the high bidder can purchase (in any order) any or all tracts for their high bid. Buyers Choice auctioning will continue until all 5 tracts have been elected. The tracts will NOT be offered together or in any combination at the conclusion of the auction. Immediately following the auction, the successful buyer(s) will be required to enter into a written Real Estate Sales Contract with the seller and pay ten percent (10%) of the bid price as a non-refundable down payment which will be held in escrow until closing. The balance of the bid price will be due at the time of closing on or before October 20, 2023.
The sellers will provide title insurance in the full amount of the purchase price and pay the 2023 real estate taxes, due and payable in 2024. Possession will be given at the time of closing, subject to a farm tenancy for the 2023 production year. Sellers are retaining all farm income for 2023. The farm sells free and clear of tenancy for 2024.
Bidding is NOT subject to any contingencies, including but not limited to financing, appraisal, or inspection.
