This ranch is located in Atascosa County on the south side of County Road 300 beginning less than a half mile from FM 2146. The ranch conveniently sits 10 miles west of Jourdanton, 7 miles northeast of Charlotte and 40 miles from Downtown San Antonio. The Pleasanton Municipal Airport and numerous hotels and restaurants are less than 15 miles away.

Improvements:

Improvements include 1 water well and electricity that has been brought onto the northern end of the ranch. Electricity also runs along the entire northern boundary making electric access very easy. The water well is located by the old homestead on the northern end of the ranch. The water well is currently in good working condition.

Wildlife:

The wildlife in the area consist of White-Tailed Deer, Rio Grande Turkey, Bobwhite Quail, Javelina, and Feral Hogs. Dove hunting in this area can be exceptional do to the cultivated fields in and around the property. Upon walking this ranch numerous deer were seen as well as many dove. Mike and Cody have personally seen really good bucks and huge boar hogs on this ranch in the past.

Water:

Water is supplied by the water well by the old homestead. The depth of the well is unknown, but it is in good working condition. There are also 2 old stock tanks in the southeast corner but are currently dry and not holding water. These tanks could be reworked and would become very beneficial to the ranch livestock and wildlife.

Electricity:

Electricity runs onto the ranch to supply power for the water well. There is also electricity running down the entire northern boundary of the ranch along County Road 300.

Habitat:

The habitat is common of good typical south Texas brush. The north end of the ranch has been opened up and smaller regrowth has been removed in some areas leaving only big bull Mesquite Trees. The middle of the property is in cultivation and boasts excellent growing soils. The south end of the ranch is very heavy brush. The brush on the south end includes Blackbrush, Granjeno, Mexican Persimmon and Brasil, ideal brush for deer. With roughly one-third of the ranch in cultivation and the remainder in good brush, this would make a great combination ranch.

Terrain:

The terrain is mostly flat with a slight roll and some elevation change. Soils consist of red sandy loam soils with some heavy black clays in certain areas. Very little rock is found in this area, but the areas that do contain rock commonly have Indian artifacts.
