TRACT 2: Consists of 48 +/- acres with frontage and access from ACR 832 which runs all along the south side of the tract, in addition it has frontage and access from ACR 821 that runs up the west side of Tract 2. This tract is primarily open and currently being used for permanent pasture and hay production. The balance is in scattered trees, some wooded fence rows and a wooded draw along the east side. Tract 2 has some terraces and a waterway and lays good enough that much of it could easily be converted to cropland. The Audrain County FSA Office calls for 42.61 acres of crop land.

TRACT 3: Consists of 40 +/- aces with frontage and access directly from ACR 832 which runs along the entire south side of the tract. There is lots of open land that is currently being used for pasture or hay production. The balance is in scattered trees, woods and some wooded fence rows. Tract 3 has an older model barn in the very southwest corner of the tract. In addition, there is an electric meter, it has a functioning deep well hooked to a hydrant and automatic cattle drinker. There is a fenced farm pond with a Sandridge in-ground automatic waterer and hydrant behind it. The Audrain County FSA Office calls for 25.49 acres of crop land.

TRACTS 1,2 and 3 all lie north of ACR 832 and Tract 4 lies on the south side of ACR 832.

NOTE: Rural water and high-speed fiber optic cable run along ACR 832, rural water is also along ACR 821.

TRACT 4: Consists of 80 +/- acres with frontage and access directly off ACR 832 which runs all along the north side of the tract. This tract is primarily open and currently in row crop, pasture and hay production with the balance in wooded fence rows, and a wooded draw in the southeast corner. The Audrain County FSA Office calls for 64.52 acres of crop land.
