Location
Whitetail Creek Ranch is located in a highly desirable area of Southwestern Brown County, near the town of Winchell, TX. The gate is ~23 miles South of Brownwood, and ~32 miles North of Brady, and just under 3 hours of drive time from downtown Dallas, and 2.5 hours from Austin and San Antonio. There are airports in both Brownwood and Brady.
Terrain & Pastures
Located where the Cross Timbers ecoregion meets the Edwards Plateau ecoregion, the ranch features rolling topography, live oak stands, and expansive grasslands dotted with cedar breaks, creating prime habitat for the ranchs plethora of wildlife, and providing the opportunity to graze cattle. Some Speck clay loam can also be found on the ranch. Four improved pastures measuring 30, 40, 22, and 42 acres respectively have also been created, and there is a native 21-acre pasture as well. These pastures are all fenced.
Wildlife
Wildlife is abundant on Whitetail Creek Ranch. Part of a larger high fenced ranch, Whitetail Creek has been owned and managed by the same family for over 35 years. They have spent considerable effort to put in place a Whitetail management plan that consistently produces deer in the 160+ range. Turkey and quail can also be found, and the dove hunting is fantastic!
Water
There are 10 stock tanks strategically located across the ranch, and the ranch also benefits from the wet weather Boggy Creek, and another unnamed wet weather creek. There is also a 2+/- acre stocked lake. These water sources provide ample water for both the native wildlife as well as a cattle operation.
Improvements
Over 32,000 of high fencing make up the boundaries, with all of the pastures low fenced. There are two sets of working cattle pens, one located on the northern portion of the ranch, with easy access to County Road 222, and one set in the south with easy access to CR 221. There is also an old homesite, with power and water available at the road.
Minerals
100% of the Executive Rights convey with the ranch and between 75% and 100% of the entire Mineral Estate. Historically there has been production on the ranch, however, at this time there are no leases and all existing wells have been plugged or are currently shut in.
