Main House
The ranchs custom two story ranch home is privately located on a hilltop offering scenic views of the ranchs 9+/- acre private lake. The two-story custom wood and stone home fits the region and ranch perfectly. This home is ~7,000 SF (living space) with 5 bedrooms and 5 bathrooms. River House
The River House was built well West of the Main House on another riverfront hilltop. The views of the river and the sunsets from the back porch are absolutely stunning. Theres an access road down to a cleared pecan grove and the Colorado River. Built in 1987, this two-story log cabin style home is ~1,975 SF and has 4 bedrooms and 2 full bathrooms. Additionally, theres a walk out 2nd floor porch and a 2-car garage. These homes are well spaced apart from each other, have separate views of the river and are accessed separately from the ranchs main road for privacy.
Shop / Barn / Working Pens:
The ranchs 3,000 SF barn and lighted pipe working pens are located near the center of the ranch for convenient cattle processing. Nearby is a parklike mesquite treed area with a large BBQ smoker and picnic tables for gatherings and round-ups.
Terrain / Fencing / Soils
The ranch has over 200 feet of elevation change. The highest elevation is ~1520 and located near the northern property boundary on a buffered ridgeline and the lowest elevation is ~1300 along the Colorado River. There are frequent intermittent relief changes which the owner has taken advantage of for water catchment with kick dams connected to many of the livestock tanks. Mesquite, hackberry, Chin oak, pecan and junipers make up the ranchs primary tree canopy and provide excellent habitat for wildlife.
The ranch has over 6 miles of perimeter high game fencing. Internal five strand barbed wire cross fencing allows cattle to be moved easily, rotated and directed to the working pens. In the more elevated portions of the ranch, the soils are rocky. In the flatter areas the soil is primarily Leeray Clay which is currently used for pasture, food plots and cultivation.
Deer Hunting /Bird Hunting
Winchell Crossing has been owned and managed by the same family for over 35 years. They have spent considerable effort to put in place a Whitetail Management Plan (MLD Level III Contact for Full Details) that consistently produces deer in the 160+ range. Rio Grande turkeys and bobwhite quail can also be found; the dove hunting is fantastic! There are multiple food plots throughout the ranch which double as sunflower or milo fields for doves and quail and wheat for whitetail deer. Each food plot is fenced, has a protein feeder and corn feeder, and a north / south wind tower blind. Additionally, the duck hunting on the ranch lakes and the river can be outstanding.
Lakes / Livestock Tanks / Fishing
The ranch has lakes measuring 9+/- acres, 3.25+/- acres, 2.5+/- acres and 2.25+/- acres at capacity. Each have been stocked with fish. Additionally, there are 5 other livestock tanks measuring less than one acre located throughout the ranch. The bass fishing in the ranchs 9+/- acre private lake is incredible. With deep, clear water, standing timber and just the right amount of vegetation, this fishery produces trophy Florida bass every year. Located just downhill from the Main House, a fishing boat and lakeside dock await anglers of any level.

Brookesmith Water Supply Company provides water to both houses and several other areas on the ranch.
Electricity is provided to each structure by a local electrical Co-op. Each house has its own septic system.
Taxes:
Winchell Crossing Ranch is agriculturally exempt and the taxes are estimated to be $29,710 for 2022.
Minerals:
The owner believes to own 75% and 100% of the Executive Rights for the ranch and will convey all of which he owns to the next owner at closing. There are no active wells or leases on the ranch at this time.
