The Chalet is about 1,500 sf in size with an open floor plan living room/dining room/kitchen area. A brick fireplace with woodburning insert provides heat during the cooler months. There are two bedrooms on the main level and one full bath. The newly renovated pine walls and ceilings give these rooms a nice warm feel. The spiral staircase leads to the second floor which has the master bedroom, master bath and two window bunk sleeping areas that are sure to be a hit with the kids.
The pond is easily accessed via the dock and swim platform. The dock and platform also make a great spot for kids to fish from as well as from just about anywhere around the perimeter which is well mowed and maintained. Launch a small boat, canoe or kayak for even more fun on the water.
The pond pavilion has a 30 x 24 enclosed room with a concrete floor for entertaining with full screens and a great view of the pond. It also has an attached 20 x 20 covered picnic area with a brick fireplace at the end for all your grilling needs. There is electric and water to this structure. The barn is a 24 x 20, two story structure on a cinderblock wall foundation. The lower level is the garage portion which makes a great place to store your ATV/UTV’s. The second floor is a finished loft with bunks and a non-working bathroom. The combination of cedar shakes on the ceiling and pine tongue and groove on the walls make this another great spot for a sleep-over or clubhouse for the kids. There is electric to this structure also. There is a full tennis court adjacent to the barn that is not in use but could be refurbished.
There are about 30-35 acres in fields and the balance is in forest. Some fields are being farmed for hay or crops. Several smaller openings would be ideal locations for food plots for deer and turkey. The forested area is a mix of hard maple, cherry, ash, soft maple, hickory, butternut, birch, hemlock and more. Timber was thinned in 2017. The roads and trails are in great shape and ready to walk, ride or stalk. There is still timber value remaining in the forest and the trees will respond well to the thinning providing income again in the future. In the meantime, the hunting will continue to be fabulous for deer and turkey with the new lush growth, cover and abundant food sources. Tree stands can be found in the best locations and the owners practice quality deer management as per the posted signs on the property.
The property adjoins lands owned by NYS. This is not “State Forest”, but hunters are allowed to hunt during specific times during the archery season only.
The property is located within a 40 minute drive to Buffalo and only 15 minutes to Holiday Valley Resort in Ellicottville for skiing, tubing, golf, ziplining and much more.
