The Claiborne Oil 160 Tract (Listing #4767) located about four (4) miles northeast of Colquitt, Louisiana and is described as S of SE, Section 12; E of NE, Section 13; all located in Township 23 North, Range 6 West, containing a total of 160 acres, more or less, Claiborne Parish, Louisiana (see attached maps and Conditions of Sale). Access is by pipeline roads. Timber consists of good quality hardwood sawtimber and pulpwood and 15 acres of well-stocked premerchantable pine plantation established in 2011. Little Corney Bayou and Steep Creek cross tract. Site index for loblolly pine (base age 50) averages ninety (90) feet on very fine sandy and silt loam soils. Based on Kingwoods March, 2020 inventory (four cruise lines running north-south) of 118.5 acres, estimated tree counts and timber volumes are as follows:

In Three Creeks, Arkansas, drive southwest on Highway 15 for 8.8 miles. At the state line, turn left (east) on Union Rd 251/Bailey Town Road and drive 3.1 miles. Turn right (south) on pipeline. Gate on pipeline is open. An ATV will be needed. Drive .6 mile down pipeline and turn right (east) on woods road. Follow woods road .3 mile to northeast corner of property, marked with red blazes, pink KFS flagging, and Land For Sale sign. Access to southern portion of property is via woods road from Main Road.
