Highway 82 that parallels the east side of the property. The timber on the property consists of two merchantable pine timber stands and one pre-merchantable pine plantation. The merchantable pine timber stands consist of 12 acres of 2000 pine plantation that is ready to be first thinned and 1 acre of mature pine sawtimber. The remaining acres are well stocked industrial grade pine plantation that was established in 2015 following chemical site preparation in 2014, handplanting with Arborgen SuperTree Seedlings in 2015, and herbaceous weed control in the spring of 2015. This property offers excellent deer hunting opportunities a pipeline that crosses the property and a series of interior logging roads can be used as food plots or shooting lanes for improved deer hunting success. A private high fence hunting property borders this property on the north and west sides. According to the NRCS Web Soil Survey the topography of the property is rolling and the predominant soils are moderately well-drained fine to very fine sandy the loam soils. These soils have an average native site index for loblolly pine of 87 feet (base age 50).
