Upon entry to the ranch, you will notice the quality of the work and time taken to make sure the improvements will stand the test of time. The ranch entrance is steel constructed pipe with double steel gates. The main road to the house is crushed limestone, rolled, watered and packed. This will ensure the road is passable in all weather. The landscape is mostly level to slightly sloping with a cover of Mesquite, Algerita, Lote brush, and an ample amount of Ephedra plants for browse. There are two cultivated fields on the ranch, one consisting of 53 acres and another consisting of 92.5 acres. Both fields are in production and farmed by a local farmer who leases the fields on a share crop basis. He typically plants wheat in the winter which provides an excellent food source for the deer during that time.

Terrain:

The terrain is relatively level with a primary cover of mesquite. There is a draw running through the southeast corner. There is a dirt tank located on this draw.

Water:

Water is provided to the ranch from Millersview-Doole Water Supply Corporation. There are four watering stations throughout the ranch. Each station has a 3,000 gallon poly tank that gravity flows into a concrete trough. Community water is piped to each of the tanks. There is a dirt tank on the property that holds water year-round. The tank was cleaned out in 2011 and has held water since then.

Improvements:

The 2,484 sq ft 4 bedrooms, 4 bath house was custom built in 2009. The exterior of the home is Austin Stone with a standing seam metal roof and a large, attached carport. There is a screened porch on the front of the house that leads to rock pathway to an outdoor fire pit. The interior finish consists of tile floors throughout, granite countertops and custom-built wood stained cabinets. This home has an open floorplan that is well designed for entertaining guests and hosting family holidays. The living room boasts a large wood burning fireplace. Recreation:

The ranch is 640.28 acres enclosed by an 8 high tensile game proof fence that was built in 2009. The ranch has been in (MLD) managed land deer program with the State of Texas since purchased in 2005 and has an excellent native whitetail deer herd. The ranch has an abundance of Rio Grande turkey and offers excellent dove hunting opportunities. There are 6 blinds and 6 corn feeders located throughout the ranch. The blinds are all Atascosa tower blinds and the corn feeders have broadcast spinners and timers. There are 8 protein feeders, 6-3,000 lb. feeders, 1-1,000 lb. and 1-2,000lb feeder.
