Taxes: The 2011 taxes were approximately $554.00 for the SE/4 and approximately $607.00 for the NE/4 and have been paid. The 2012 taxes will be prorated to the day of closing. Possession: will be given upon payment in full of the purchase price and transfer of title subject to the agricultural lease which expires upon completion of the harvest of the 2011-2012 wheat crop or July 31, 2012, whichever is earlier. Crops: No crops are being sold or transferred. Terms: 10% down the day of auction with the balance being due on delivery of merchantable title.
