LOCATION & GENERAL Information
The Mulch farm is located 1 1/2 miles west of Sutter, IL (8 miles south of Hamilton, IL), in the West Half of the Northwest Quarter of Section 6, Walker Township. Highway 96 borders the west side with Roads 600N on the north and 550N on the south. The farm contains 107.78 surveyed acres with FSA figures indicating 100 acres of cropland. It is mostly level to gently rolling with Muscatune, Atterberry, Winfield and Greenbush soils and a 126 Productivity Index. It is partially pattern tiled. Sells with full farming rights for 2026.

The farm will be sold on a price per acre basis, based on 107.78 surveyed acres. Ten percent of the bid price is to be paid at the conclusion of the auction with the balance due at the time of closing, on or before December 22, 2025. Title Insurance in the full amount of the purchase price will be provided by the Sellers. The 2025 real estate taxes, due in 2026 will be paid by the Sellers. Immediately following the auction the successful bidder will be required to enter into a written purchase agreement with the Sellers.
