Approximately 130 acres of rolling to hilly wooded land currently being surveyed into 3 parcels. The land features a large 2 bedroom cedar cabin (needs work) with generator wiring w/breaker box, bathroom, large living room area with wood stove, and a covered wrap around porch overlooking the creek. The spring fed creek is a year round shallow running creek with a stone bottom and a small waterfall within sight of the cabins porch. The land was recently timbered only to 18 trees to improve hunting cover, leaving a good stand of young timber with potential for future growth. There is a large corn food plot approximately 100 yards from the cabin through some light woods and next to the creek, and another cleared plot near the center of the property. There is a buried natural gas line with a cleared 40 wide easement that runs from Die Shiboley Ch Rd straight back to the creek and is also partially graveled, allowing easy access to the cabin, creek, and food plot. The logging trails (dozer) also allow for quick access to many points on the property.
The property will be offered in 3 tracts as follows:
TRACT 1 25.149 acres
TRACT 2 81.325 acres. The cabin is located on this parcel.
TRACT 3 23.221 acres
TERMS: A 10% buyer's premium will be added to the winning bid to determine the final sale price. The property will be sold using the Multi-Par method. On real estate, $5,000 per tract will be due on the day of auction with the balance due within 30 days. Property taxes will be prorated to DOD. Possession will be given with the deed. Inspection of the property may be performed by prospective bidders prior to the auction. Property sells as is with no guarantees by the seller or Hodges Auction Company.
