Location
One and a half hours drive south from downtown Dallas or Fort Worth, about halfway between Aquila Lake and Navarro Mills Lake. Just take I-35 East-South from Dallas or I-35 West-South from Fort Worth. Thirty-five minutes north of Waco, a mere ten minutes from Abbott and only 20 minutes from the Czech Stop in West, when you’ve just got to have a “world class” kolache, klobasnek or a strudel.
Water
The ranch has a duck slough in the southeast corner, fed by runoff and a wet weather creek to the west of the property. There are four dirt tanks on the ranch, affording livestock water in each pasture.

Any whitetail deer would most likely be found in the timber along the creek drainage.
Land
The ranch is 95% open with excellent native grasses including little bluestem, side-oats grama and common bermuda. It was sprayed for weeds with Grazon in the spring and is in great grazing shape. The Seller reports that the place carries twenty-five pair in a typical year, requiring supplemental hay feeding only two months per year. The ranch is fenced and cross-fenced into three pastures, each with a water source for livestock and some tree cover for loafing on hot days in the summer. Hill County Road (HCR) 3214 borders the ranch along it’s western fence line. There are two access points off of HCR 3214, one in the southwest corner and the other in the northwest corner. The highest point on the ranch is at the northwest gate, at 634’, while the lowest point is in the slough at the southwest corner at 551’. The soils on the ranch consist of Ferris-Heiden complex, Houston black clay and Ferris clay, all well suited for pasture and wildlife. There has been some erosion damage due to heavy rain and runoff on the property.
