Location:
Penelope Farm is only a 1 1/2-hour drive south from downtown Dallas or Fort Worth, about halfway between Aquila Lake and Navarro Mills Lake. Just take I-35 East-South from Dallas or I-35 West-South from Fort Worth. Thirty-five minutes north of Waco, a mere 13 miles from West, TX, and just minutes north of Penelope, TX. Its proximity to Interstate 35 makes this farm even more attractive.
Water:
There are two dirt tanks on the ranch, affording livestock water in each pasture and some lively dove and duck shooting, in season. The hunting on Penelope Farm will be even more productive if the new owner decides to plant sunflowers for the dove and add more to the duck habitat. The row crops being grown on properties nearby add even more to the hunting. The current owner reports that they see occasional hogs and whitetail deer on the property.

The soils on the ranch consist of Houston Black clay, Ferris-Heiden complex, Ferris clay, and Heiden clay, all well suited for pasture and wildlife.
