Subject property is high produce quality dirt. The Soils, 122, 135 & 144, tend to be on the light side, and very conducive for Cantaloupes, Watermelon, De-Hy Onions, Market Onions, Carrots and Sweet Corn. General Field crops like Alfalfa, Wheat and other forage crops will do well in this type of soil profile. There is not a lot of tile on the subject property, and more tile wouldn't hurt the ranch one bit, especially if you intended to water the crops by flood irrigation method. The produce crops mentioned above would be best suited for irrigation by either sprinkler or drip irrigation method. The ranch is currently set up to be farmed in three different elevation levels. The ranch is located very close to the intersection of State Route 7 and Heber Rd, making it very easy to transport any produce grown on the ranch to Yuma, AZ, for packing, cooling and shipping purposes.
