This farm is a nice mixed-use farm with highway frontage along FM 37 and Highway 168. There are 80 acres of drip irrigation on 80" centers with Netafim tape. The property has CRP with very good payments, which provides additional annual income. There is a large amount of depreciable assets on this property.
There are eight irrigation wells and one domestic well on the property. Six of the irrigation wells are being used. Those six wells produce a reported 250 gpm (3.13 GPM/Ac). Well B could possibly be added back, well E never developed into a good well, and the condition of the domestic well is unknown.
Seller is retaining of any future commercial wind generation royalty interest.
