Tract #1:158 +/- acres located 26 miles west of Enid (2 miles east of the Cleo Springs Junction) on U.S. 412, then 1/2 mile north on blacktop road. This is a good sand farm with blacktop roads along the west and north sides, situated in an area with irrigation pivots on joining land and the surrounding area. Tract #2: This 80 +/- acres joins Tract #1 on the east. Most of this eighty can be farmed, and a good portion of it is presently being irrigated by a pivot located on joining land. Principal soil types are Meno loamy fine sand and Eda loamy fine sand-Class III, Nobscot fine sand-Class IV, and Carwile-Lovedale complex-Class V. General Statements
F.S.A. Information: These farms are in an F.S.A. unit with 99.2 acres of cropland with a full wheat base and 25 bushels per acre yield. There is also a 47 acre corn base with a 116 bushel yield and a 9.8 acre soybean base with a 13 bushel yield. Taxes: The 2012 combined taxes were approx. $352.00. The 2013 taxes will be prorated to closing. Minerals: Do not sell. Crop: Does not sell.
