This farm will be offered in 2 tracts of 80 and 158.13 acres+/- auctioned individually, not combined. The farms are 5 miles southeast of Heyworth, Illinois or 7 miles south of Downs, Illinois. Primarily Class A soils primarily include Ipave, Sable, and Osco silt loams. Average Soil Productivity Indexes are 139.2 and 139.6 on Tracts 1 and 2. The farm will be sold on surveyed acres and will not include the building site on Tract 2. Lease for 2021 is open. Limestone and tillage reimbursements due at closing. A proposed contract, preliminary title work, and a finalized will be provided to those requesting brochures as they become available.

Due to COVID-19 precautions sealed bids will be due to our Bloomington, IL office at 12:00 Noon on January 12, 2020. Similar to most of our auctions in the past, we are asking bidders to complete a sealed bid form before the auction to register to bid. In the current environment we must limit the number of attendees. As a result, the top twelve sealed bids will be invited to a private auction on January 14, 2020 where they will be afforded the opportunity to raise bids to determine a final high bidder on each tract. Qualified Bidders will have the option of attending the private auction in person or remotely via our online bidding platform. From Bloomington, IL's Central IL Regional Airport, go east on IL Route 9 to Towanda/Barnes Road, which runs along the east side of the airport. Turn right and go south 12 miles to US Route 136. Turn left and go 1 mile east to 2000N Rd. Turn right and go 1.5 miles to the farm on both sides of the road, and marked with our signs.
From Heyworth Illinois US Route 51 and US Route 136 intersection, go 5.5 miles east on US Route 136 to 2000N Rd. Turn right and go 1.5 miles south to the farm.
From LeRoy, IL I74 interchange south 2.2 miles to US Route 136 and then go west (right) 4.7 miles to 2000N Rd. Turn left and go 1.5 miles south to the farm.
