TRACT 1: TRACT 1-SOLD!
Section 227 and 228 are located from Sunray, Texas approximately 9 miles east on Hwy. 281 to FM 1060 thence 7 miles south to the northeast corner of Section 227.

Section 227 has one mile of highway frontage on the Morton elevator road and one mile of highway frontage on FM 1060. Section 228 has one mile of highway frontage on FM 1060.
Improvements on these two sections consist of the following:
1) Two mile Valley sprinklers approximately three years old equipped with low drops spaced on 60 centers and 11.2/38 (tall) tires.
2) The north sprinkler is nozzled at approximately 900 gallons per minute. The south sprinkler is nozzled at approximately 1800 gallons per minute.
Tenant states that there is approximately 2700 gallons per minute available for use thereby allowing the operation of both sprinklers at the same time.
3) Water is furnished by 9 irrigation wells equipped for the two sprinklers which have pond type gathering systems at each pivot with booster pumps. The 9 irrigation wells are equipped as follows:
a.) Two turbine pumps powered by natural gas fueled Caterpillar engines.
b.) Two irrigation wells powered by natural gas fueled Chevrolet engines.
c.) Five irrigation wells equipped with 4 inch column pipe pumped by submersible electric motors and pumps.
4) Tenant owns all irrigation engines, gear heads, fertilizer tanks and fertilizer pumps.
5) Just off of FM 1060 between the two sections is a 45X 120 barn with a concrete floor sheet-iron roof.
TRACT 2:
Sections 201 and 206 are located from Sunray, Texas approximately 9 miles east on Hwy. 281 to FM 1060, thence 7 miles south on FM 1060 to the Morton Elevator Road, thence 2 miles west on the Morton Elevator Road to the southeast corner of Section 206.
Section 206 is irrigated by quarter mile sprinklers. The sprinkler located on the northeast quarter of Section 206 belongs to the seller. The three sprinklers on the remaining three quarters belong to the ex-tenant.
There are two irrigation wells on Section 206 equipped with turbine pumps. The southwest well is powered by a 50 HP vertical hollow-shaft electric motor, the other well on the section is powered by a 60 HP vertical hollow-shaft electric motor.
There is one irrigation well situated on Section 201 which provides water for irrigation of Section 206 which is equipped with a turbine pump powered by a 60 HP vertical hollow-shaft electric motor.
There is approximately 750 gallons per minute available for irrigation from the three irrigation wells together.
TRACT 3:
Section 201 is approximately dryland and native grass with a domestic well not presently in use and one water trough filled by an underground line from the irrigation system on Section 206.
The irrigation well on Section 201 will be reserved at the time of sale for use in the irrigation system on Section 206.
These four sections of Panhandle farmland and native grass are located in a very productive area with great potential for crop and livestock production.
