PROPERTY LOCATION: Approximately two-tenths of a mile west of Delavan, Kansas on Hwy 56 to 2600 Rd, then south 1.2 miles to Rd V, then east 1/2 mile to the southwest corner of said property.

PROPERTY DESCRIPTION: 160 Acres more or less: 13.70 acres of prairie hay meadow is on the northwest side of the property overlooking the lower cropland which is now planted to wheat. Terraces and a waterway are in place on the north slope. The cropland then levels off into a large field suited for today's modern agricultural equipment. Total cropland acres are 144.30.Approximately 70% of the cropland soil is ladysmith silty clay loam with 0-1% slopes. Approximately 25% of the cropland soil is Irwin Silty Clay Loam with 1-3% slopes and approximately 5% of the cropland soil is Irwin Silty Clay with 1-3% slopes eroded.
The property is not fenced. Access is from V Rd on the south and 2500 Rd on the East, Road 2500 has very little gravel, but Rd V and 2600 Rd is a well graveled road. Electricity is along the property which would allow for improvements. There is a well on the north slope where a windmill once operated.

Title insurance shall be split between buyer and seller for the owner's policy. Morris Co Title will be escrow and closing agency. Taxes for 2013 will be the responsibility of the buyer. The seller will retain a tenants 70% crop share of the wheat crop. The buyer will receive 30% of 2013 wheat crop delivered to the elevator. The buyer will receive 100% possession after the 2013 wheat crop is harvested.
