This property has a sprinkler irrigated ½ section and ½ section of native grass with improvements as follows:
Improvements on the east ½ of Section 15 consist of two sprinklers, the north sprinkler being a ¼ mile hybrid Valley/Gifford Hill nozzled at 400gpm and the south sprinkler is a ¼ mile Raincat nozzled at 275gpm. Both sprinklers have standard tires and standard spacing with drops approximately thigh high above ground level. The sprinklers are pressured by two irrigation wells both with submersible electric motors, pumps, and control panels (the 40 HP sub in the well at the south pivot was reworked in Summer 2006 according to the tenant and perhaps was reduced in horse power. The well between the two sprinklers had a new 40 HP motor installed two years ago). The wells are connected with underground pipe. The well between the sprinklers has two shut-off valves enabling two portable cattle watering tubs (owned by the tenant) to be filled manually on a daily basis from an above ground line.
A windmill (condition unknown), steel working pens, and a manufactured home (3 bdrm, 2 bath, 3 story) are located on the ½ section of native grass (south ½ of Section 35). Water to the manufactured home and cattle water at the pens are furnished by a neighbor’s well approximately one mile north of the property according to the tenant. According to the tenant the overflow from the neighbor’s irrigation line on the north ½ of Section 35 flows into the stock tank by the windmill in the center of the property and then overflows into an earthen tank and it overflows to a second earthen tank on the property.
As shown by the plat map the east ½ of Section 15 has county road T across the north end and county road 23 down the east line and the south ½ of Section 35 has county road 23 on the west end, county road U along the south line and county road 24 on the east end.
North of the intersection of Hwy 145 and 1172 at Lazbuddie, Texas on Hwy 1172 five miles then west one mile on CR U to the southeast corner of the property.
