A. The south sprinkler is a 1992 model Zimmatic spaced on 60 centers with low drops and tall (11.2X38) wheels and tires.
B. The north sprinkler is estimated to be a 1989 Valley spaced on 80 centers with ultra-low (ground level) drops and tall (11.2X38) wheels and tires.
The tenant states that the sprinklers are nozzled for 400GPM each and are connected by high pressure PVC underground pipe. The pivots are pressured by the wells with no booster pumps and both wells being utilized to operate one pivot at a time.
According to the Tenant he owns the following items on the property:
a. The south Zimmatic sprinkler.
b. The control panels for the two submersible electric motors and pumps installed in the two irrigation wells.
c. The wireless kill system installed on the two irrigation pumps and sprinklers.
d. A 3,200 gallon fertilizer tank and pump at each pivot plus a 1,600 gallon fertilizer tank located at the north pivot.

III. A domestic well is located near the northeast corner of the property which has not been in use for many years, the condition and depth of the well are unknown to Tenant however the electric power line to the well is still in existence.
This property is located in close proximity to several large dairies and feedyards which will offer a very good market for grain and forage crops. Other crops in the area are cotton, green beans, alfalfa, etc...
