Legal Description Tract 2: All of the NE/4 and SE/4, Section 4, Township 6, Parmer County Texas, each containing 160 acres more or less (320 acres +/- total), and All of the NW/4 LESS 4 Acres, Section 3, Township 6, Parmer County Texas, containing 156 acre more or less, and Part of the SW/4, Section 3, Township 6, Parmer County Texas, containing 120 acres more or less, for a total of 596 acres more or less, all situated in Parmer County Texas.

Tract 2: Tract 2 includes approximately 596 acres of choice irrigated farmland. The land is mostly level, clean, and appears to have strong producing soils. There are 6 irrigation wells that are producing a total of approximately 800 gallons of water per minute. The wells are equipped with 3- 40 horsepower and 3- 30 horsepower electric submergible motors/pumps. There are 3 sprinkler systems that include 1- 1979 Valley 7 tower and 2- 1970 Lockwood 10 tower systems. All sprinklers are nozzled for 400 gpm. 8 high pressure plastic tile connects all wells and delivers water to the sprinkler systems. There are 2 circles of wheat that the Seller will retain to graze through March 15, 2016. The wheat crop will then convey to the Buyer at no additional cost. Tract 2 has an easement for a future Tres Amigas power line to be installed near the south boundary from the middle of the farm to the west side of the property. These acres and description of Tract 2 do not include a house, barn, and approximately 4 acres located near the north central part. These improvements and 4+/- acres will be auctioned separately as Tract 4.
