Procedure: Farm to be sold as 2 parcels. Tract 1 will be sold for a lump sum dollar amount. Tract 2 to be sold on a price per acre basis (145.84 acres m/l). Buyers premium: A 4% buyer premium will be added to the high bid to equal the final contract price. DOWN PAYMENT: a 10% down payment of the total contract purchase price will be due immediately after being declared the winning bidder. The down payment may be made in the form of personal check, business check, or cashiers check. The balance of the contract purchase is due at closing. YOUR BIDDING IS NOT CONDITIONAL UPON FINANCING.
