Bidding Ends Tuesday, March 10th at 10 AM
This 81.34 acre waterfowl property is located in the St. Charles County bottoms and is set up to hunt from day one. The farm includes three established hunting pools with six pit blinds positioned for consistent wind options and safe shooting lanes. A 40-horsepower well with a manifold system allows water to be directed to individual pools and in front of the blinds, giving the operator control over water depth and timing throughout the season.
A lift station pump is in place to remove excess water and keep the field dry during planting and maintenance periods. This setup allows the property to be managed year-round for both crop production and waterfowl habitat, reducing downtime and protecting access when conditions are wet. A lift station pump is in place to remove excess water and keep the field dry during planting and maintenance periods. This setup allows the property to be managed year-round for both crop production and waterfowl habitat, reducing downtime and protecting access when conditions are wet. The layout is efficient and designed with serious waterfowl hunters in mind.
Improvements include a 3-bedroom, 2-bathroom lodge built on a raised mound above flood stage. The lodge provides comfortable accommodations during the season, with a garage located underneath for equipment, ATVs, and storage. The building location and elevation offer peace of mind during high water events common in the river bottoms.
This is a rare opportunity to purchase a turnkey waterfowl hunting property with strong location advantages. The farm sits just 3 miles from St. Peters, approximately 18 miles from St. Louis Lambert International Airport, and roughly 30 miles from downtown St. Louis. Access, infrastructure, and proximity make this a standout offering for hunters and investors alike.
