There are no structures on the ranch, so it is open for building improvements wherever one should find a suitable location. The soils are sandy clay loam and much of the ranch would be well suited for raising horses. There is one small 3-acre field that is used for planting food plots for the game. The ranch is completely fenced with new 5-strand barbed wire fences on the south, west and north sides. The east side has an older, but good fence. It is a good cattle ranch with strong grasses.
County Road No. 216 runs along the south side and CR 224 along the west and north sides. Buried phone cable and Rural Coop Water lines run along the roads on three sides of the ranch and electric lines are on the south and part of the west sides, so utilities are readily available for a chosen home or cabin site.
