RIVER MEADOWS
LOCATION: Located on the banks of the Poteau River as it meanders through the forests of Western Arkansas. Located between Waldron, Arkansas and Heavener, Oklahoma, just south of the small community of Cauthron. Under a mile to the Ouachita National Forest. This is an area of excellent hunting, and numerous lakes within a reasonable driving distance.
SITE: Approximately 57 acres m/l tract of land that has paved county road frontage on the east side with access to electric and rural water, and Poteau River and Widow Maker Creek on the west side. Wildlife presence is evident.
COVER: Estimate 60% in grass, all of which is regularly baled for hay, with balance mostly mature timber, mainly on south portion as well as along the waterways. The property does lie in a flood zone so permanent homestead would not be available.

IMPROVEMENTS: Beautiful campgrounds along river with RV hookups. Used in past as an equine camp for trail riding the National Forest to the south.
WATER/STREAMS: Poteau River, Widow Maker Creek, and one large slough pond from the Poteau River eons ago. The pond is reported to have outstanding fishing.
COMMENTS: This is a very nice river property with a park like campground. The opportunity is there for cattle or hay, all the while having a campground with easy availability to the Ouachita National Forest and all of its recreational opportunities. Fishing is reported to be outstanding in the large slough pond, not even considering the Poteau River as it winds out of the area mountains.
