The north section has a solar well pump that appears to be in good working condition. It has a Grundfos 3SQF-3 Solar Pump (3 gpm) installed in 2016. The hole is 89 feet with pump set at 86 feet, with 45 feet of water in hole at that time. The native grass is in very good condition. The north section has a few scattered mesquite trees, and otherwise very clean. The middle section has Tule Creek crossing it from west to east for a mile. This area has trees, springs, and running or trickling water most of the time. There are some deeper holes in the creek that hold good water for cattle and wildlife. This area adds very nice aesthetic appeal to the landscape. The south section has very few trees, mostly open, very clean, with excellent native grass. There are 214.07 acres in CRP located in the northeast corner that will expire on 9/30/2020.While there are no electric meters on the land, electricity is not too far from a few points on the west boundary. Mule Deer and Wild hogs frequent the property, and every now and then Aoudad Sheep sneak west of Lake Mackenzie up Tule Creek. It is very hard to find 3 contiguous sections with good native grass. 51% of the soils are classified as Pullman clay loam with 0-1% slopes, and some wheat or other crops could be easily implemented for winter grazing.
