TRACT 1: (23 +/- acres) 50 ft of elevation change. High spots are on both its east and west sides, with a valley and seasonal creek running south across it, allowing for a great pond construction site. Electricity meter pole is in place where an old cabin sits (cabin is of no value and needs to be demolished). Big oak trees, some cedars. Fenced on three sides. Priced at $12,500/acre
TRACT 2: (23 +/- acres) You enter the tract from the east and immediately go past three small ponds, the largest of which will hold 0.3 surface acres of water. Electricity is already in place at a nice building spot on the east side near the ponds. The land then slopes down to a one acre field that would be perfect for a wildlife food plot or large garden. Nice plateau on the far west side, lots of mature oaks, wonderful hiking. A seasonal creek runs next to the field. East and west sides are fenced. Priced at $12,500/acre
TRACT 3: (34.635 +/- acres) This tract has a very nice double-gated pipe entrance and a 1.7 acre cleared building site not too far off the road where electricity is already ran. A couple of small ponds and Big Sandy Creek are the water features here. Big Sandy Creek is surrounded by huge pecan trees and would be a great place to build an arena to take advantage of the shade. TRACT 4: (36 +/- acres) Very nice tract that goes back deeper than the first three tracts. Big Sandy Creek divides the property into two halves. Nice building location in the front of the property, overlooking two ponds and a five acre field. After going through the pecan trees and creek bottom, the land rises in the back 40 ft to a four acre coastal field on top. Lots of oak trees along the hill slope create hunting areas. TRACT 5: (110 +/- acres) Very private acreage, the land starts on the county road and goes back some 700 ft where it crosses Big Sandy Creek and then opens up to the back pasture. Most of the perimeter is already fenced, and it is also cross fenced into four separate pastures. The land rises 50 ft after the creek to a large flat plateau that has 36 acres of coastal pasture.
