The Red Sand Ranch gets its name from the red sandy loam mixed soils that are found on the property. Good high protein vegetation flourishes in these Zavala County soils with typical native South Texas brush and thick pockets of mesquite. There are three wet weather creeks gently sloped from south to north. Most of the drainage on the ranch converges into a 2.5 +/- acre tank on the north end of the property referred to as the Big Tank. There is approximately 45 +/- acres of field land ready for food plot implementation. A quality road system is in place throughout the property.
IMPROVEMENTS
The main home at the headquarters is a very comfortable 3B/3B with rustic tile floors and a cozy rock fire place in the living room. The home has a fenced in yard with a 200 +/- sq ft gazebo with a built-in fire pit for enjoying cool evenings during hunting season.
An additional 1,200 +/- sq ft house with a 480 +/- sq ft covered porch is also located at the headquarters. This 4B/1B house is ideal for overflow guests accommodating up to 13 people. The house has stained concrete floors and a kitchen attached to the living room.

WILDLIFE
Abundant wildlife on the ranch including whitetail deer, quail, dove and feral hogs. Improved whitetail genetics have been released onto the ranch with several harvested bucks registering over 160 B&C.
WATER
Water is distributed by one main water well that is 1400 +/- ft deep. It has a 5hp pump set at 800 +/- feet deep. The well provides water to the two homes at the headquarters, 11 +/- pasture troughs and 8 deer breeder pen troughs. There are 5 +/- tanks all fed by run-off water. Two of the tanks have the capability of being supplemented by the well.
