The Delores Cassidy Trust Farm claims its heritage from Lester Pfister, one of the earliest adaptors of producing hybrid seed corn, and consists of 190 +/- taxable acres. It will be auctioned as 3 tracts in a Choice & Privilege Format. This highly productive farm is in Sections 29 & 30 in Waldo Township, Livingston County. It is located 3.5 miles northwest of Gridley, IL or 6.5 miles northeast of El Paso, IL.
Tract 1: 40 +/- taxable acres on the Woodford County line, 3.75 miles north of US Route 24 on 00East Road (1800E at Route 24 by Fabral). The soil PI is 136.2. Predominant soi types include Lisbon silt loam, Drummer silty clay loam, Ashkum silty clay loam and Streator silty clay loam. It has ~1/8 mile road frontage and 39.95 FSA cropland acres.

Tracts #2 & 3 are adjacent tracts lying mile east of Tract #1. They share a FSA Cropland acres total of 141.32, each having 1 acre of CRP along an open ditch on their east side. Tract 2 is 70 +/-acres. The predominant soil types are Ashkum silty clay loam, Chenoa silty clay loam, and Rooks silty clay loam that have supported isolation seed research at this location for years. 100E Road lies along its west side. Tract #3 is 80+/- Acres and lies as an east-west 80 with road frontage to 100 East and 1100 North roads. It is comprised of mainly Ashkum silty clay loam, Peotone silty clay loam and Chenoa silty clay loam soils. Should these two tracts be sold to different bidders in separate rounds of bidding, a survey will be completed to determine the final boundary line between the two tracts. If one buyer purchases both tracts or they are bought together in a round of bidding, then the farm will be auctioned based upon current tax acres for the contract.
While there are no energy type contracts on this land currently, this area of Illinois has had increasing activity with wind and solar opportunities as long-term future electrical grid build-out plans take shape.
This farm will be offered at auction on October 30th, 2024 at 10:00 a.m. at the Water Tower Event Center Gridley, IL 61744 (~4.5 miles from the farm on US Route 24 in Gridley).

2.5 miles northwest of Gridley, Illinois at the corner of 1100N and 100E Roads. Go west from Gridley on Route 24 to the Fabral plant. Our sign is located along Route 24. Turn right (north) and go 2.75 miles north to Tract 1. Continue north 1/4 mile and turn right. Go 1 mile east to Tracts 2 & 3.
From El Paso, go east on Route 24 to the Fabral plant. Turn left and follow the same directions.
