NOTE: Auction day schedule, we will start at 10 AM on the shop & woodworking tools, hunting supplies and misc. At 12 Noon we will sell the real estate followed by tractors, UTVs, guns and implements, then finish with miscellaneous.
We think it will be necessary to run two-rings auction day to get everything sold, so please come prepared.
REAL ESTATE
The DeGarmo Farm consists of 150 +/- acres and will be offered by the acre in two tracts using the choice method.
The 150+/- acres lie in Township 56N, Range 8W, Section 32 in Monroe County, MO.

TRACT 1: Approximately 55 +/- acres with frontage on and access from MCR 360 along the south side. According to the Monroe County FSA office 23.59 acres are tillable with 1.17 acres of that in CRP with the balance in wooded draws, creek banks, permanent pasture, a lake and the beautiful home and other quality support buildings.
The house is a 2003 model 2,275 sq. ft. manufactured home with four bedrooms and three full baths sitting on a full concrete basement with walk-out. The house has vinyl siding, a metal roof, thermal pane windows, central air conditioning and an LPG forced air furnace. (The central air unit was replaced in 2018 and has an extended 5-year warranty).
The water is supplied by a deep well and there is a water softener and filtration system in the basement and there is a septic tank and fenced lagoon.
NOTE ON THE WATER: There is rural water already in place along the north side of MCR 360, however the DeGarmos are not connected to it.
The house has a large kitchen/family room with a full masonry corner functioning fireplace with oak mantle and a walk-out sliding door that goes onto the rear deck. The kitchen has oak cabinets with center kitchen island for dining, and Formica counter tops with oak trim and a Parquet flooring. The built-in microwave, LPG kitchen range and dishwasher with stay with the house. The house has a large dining/living room area with a very convenient office space located off it. The master bedroom and bath are located on the south end of the home with his and hers walk-thru closets and the bath has both a garden tub and a walk-in shower. The home has a utility room located right inside the back door with washer and electric dryer hook-ups.
Extras include skylights, 6-panel doors, front deck and wrap-around back and side deck, lots of closets and storage space and ceiling fans.
Other homestead improvements include a 42 x 53 Morton building constructed in 2002 w/ 16 side walls. It is a wooden frame building with metal siding and roof, concrete floor, a walk-in door with a covered area over the door and two 12 x 14 overhead doors with openers. The building is wired for 110v and 220v and has a 10 x 16 covered area. Inside the Morton building John has a 16 x 22 enclosed insulated area that is finished with heat and air conditioning, that can be used for a man-cave or work shop.
There is a 30 x 64 frame shed on Tract 1 that has metal sides and roof and is open to the south that was built in 2014. There is also a 20 x 20 pole frame building used for storage on Tract One.
Tract One also has an approximately 3/4-acre lake that John has well stocked
TRACT 2: Approximately 95 +/- acres with 47.88 acres tillable according to the Monroe County FSA Office, the balance is in woods, wooded fence rows and creek banks. Tract 2 has frontage and access along the south side.
Rural water is available along the north side on MCR 360.
TERMS & CONDITIONS on real estate: 10% Down sale day with the balance due at closing in 30 days or less. The 2019 real estate taxes will be pro-rated to the date of closing. The cost for title insurance, title preparation and closing costs will be split 50/50 between the buyer and seller.
Special Note: Possession of the tillable acres 60.4 acres has been leased out for the 2019 crop year for $125.00 per acre for a total of $7,550.00. This amount will be pro-rated on a tillable acre basis and pro-rated to the date of closing.
The tenants agreement is for the 2019 crop year only, starting in 2020 and beyond the new buyer(s) can make any rental agreement they want.
The seller will retain all the 2019 CRP payment, the buyer(s) will receive all the remining payments.
