The 80 +/- acres are located at 13639 MCR 1170, Madison, MO 65263 in Township 55N, Range 12W, Section 15 in Monroe County Missouri. The property will be offered in two tracts. Tract 1 will be the house, outbuildings and 5 +/- Acres and Tract 2 will be the remaining 75+/- acres. Tract 1 will be sold first in a single unit by the total dollar, then Tract 2 will be sold by the acre.

TRACT 1: The house and 5 +/- acres located in the northwest corner of the property with road frontage and access on MCR 1170.
The home is a lovely structure built in 2000 and consists of 2,143 sq. ft. of living space plus a two-car attached garage and full walk-out basement. The house has three large bedrooms and two full baths. The master bedroom is located on the west end of the house and has a large walk-in closet and master bath with whirlpool tub and walk-in shower. The cost of the title preparation, title insurance and closing will be split 50/50 between the buyer and seller. The 2019 property taxes will be pro-rated to the date of closing. (The 2018 real estate taxes were $1,852.63).
The new buyer will be required to accept the current CRP contract and the 2019 payment will be pro-rated to the date of closing. There is .98 acre of CRP on Tract 1 and the same rules will apply to it.
