The auction will be conducted on-site, we will start on misc. farm supplies, and livestock equipment, then at 12 noon we will sell the real estate followed by the farm machinery and then any remaining items.

The farm will be sold by the acre using the choice method between Tracts 1 and 2, then Tract 3 will sold by the whole on a standalone basis.

Tract 1 (South piece) consists of 66.1 acres of which a high percentage is tillable and there is a 9.5 acres in Conservation easement, it has frontage all along the east side on Hwy. 151, and on the south side it fronts and has access off Monroe County Road 930. Tract 1 (South piece) consists of 66.1 acres of which a high percentage is tillable and there is a 9.5 acres in Conservation easement, it has frontage all along the east side on Hwy. 151, and on the south side it fronts and has access off Monroe County Road 930. There is a small piece of woods in the south west and south east corners, and a narrow strip of woods along the County Road, along with a small isolated island of woods in the center of this tract. Tract 1 has waterways and some terraces. There appears to be approximately 6 acres of this tract under a permanent Federal wetland easement, a survey is available. There is 1.9 acres in CRP.
Tract 2 (North piece) consists of 75.7 acres of which the bulk is open and currently being used for permanent pasture and hay production, a high percentage could be converted to cropland. There is a 25.5 acre Conservation easement on this tract. There are just enough scattered trees and wooded fence rows to provide some winter shelter and summer shade. TERMS: 10% Down sale day with balance due and possession given at closing in 30 days or less. 2018 Property taxes and all taxes thereafter will be paid by the Buyer. Title insurance premium will be split 50/50 between Buyer and Seller.
