METHOD & TERMS
A survey will be completed on all tracts prior to the auction. Tracts 1 and 2 will be sold by the acre based on the surveyed acres and Tract 3 will sell for a lump sum total dollar amount. Tracts 1 and 2 will be offered through the marketing method of Buyers Choice whereas the high bidder can purchase (in any order) either or both of the tracts for their high bid. Buyers Choice auctioning will continue until tracts 1 and 2 have been elected. We will then sell tract 3. Each tract will sell individually and the tracts will not be offered in their entirety at the conclusion of the auction.
Immediately following the auction, the successful buyer(s) will be required to sign a real estate sales contract and pay ten percent (10%) of the purchase price as a non-refundable down payment, which will be held in escrow until closing. The balance of the purchase price will be due at closing which will be on or before July 28, 2022. Possession will be given at the time of closing subject to the current 2022 farm lease.
The seller will pay the 2021 real estate taxes, due and payable in 2022. The 2022 real estate taxes will be prorated to the day of closing and all subsequent years will be the responsibility of the buyer(s). The farm sells subject to a one-year cash rent crop tenancy and the cash rent income will be prorated to the day of closing (contact auction manager for detailes).
Title insurance in the full amount of the purchase price will be provided by the seller.
