METHOD & TERMS
The Voss farm will be sold in two (2) individual tracts based on a survey that is currently in progress. Tract 1 will be sold first for a lump sum, total dollar amount, followed by Tract 2 that will be sold on a price per acre basis, based on the surveyed acres used to constitute the final settlement price. Bidding is NOT contingent upon financing. The farm will NOT be combined at the conclusion of the auction.
Ten (10%) percent of the bid price to be due on the day of sale. The balance will be due in approximately 30 days, on or before Monday, June 13, 2022 upon delivery of a merchantable abstract and deed. Immediately following the auction, the successful bidder(s) shall enter into a written agreement with the seller. The real estate taxes will be prorated to the date of closing. Possession on Tract 1 will be given at the time of closing subject to a home leaseback with the seller for approximately 60 days. Full possession will be granted on Tract 2 at the time of closing.
