The River Grove Ranch
512 +/- Acres
Wichita County, TX
This ranch is well laid out, with long, hardwood treelines checkerboarding the native pastures and cultivated fields. There is good cover throughout the whole ranch and is excellent for both rifle and bow hunting.
The Wichita River creates the north border, providing approximately two miles of water frontage for the property. The Wichita is a livewater stream in North Texas. Additional water on the ranch is found in a seasonal creek, which runs along its east border. This creek collects runoff from all the drainage ditches for miles around and carries it down to the river. It does not take much rain at all to make this creek flow.
Wildlife here consists primarily of whitetail deer, Rio Grande turkey, and feral hogs. Ducks and egrets frequent the river, and mourning dove are plentiful too. Predators include coyote and bobcat...

There is an abundance of food for the ranch's wildlife, with over twenty defined cultivated fields. The fields have a sandy soil base and are capable of growing a variety of grain crops and grasses. Ranging from 2 to 25 acres in size, a person could develop several specific food plots at the same time to cater to multiple types of game. Each field is lined by tall shelterbelts, making it possible to put up deer stands practically anywhere. Seven of these fields sit along the river too, and are ideal for staging.
In total, there is about 250 acres of cultivation. A 60 acre coastal bermuda pasture is located on the western edge of the ranch. The remaining 200+ acres is in native pasture, consisting of mature elm and chinaberry groves, mesquite thickets, wild plum, tall cottonwoods, and hackberry trees.
This ranch has good access, with the paved FM 1206 running along the southern border, and the all-weather Hacker Rd on its western. The property has a double-gated entrance and perimeter fencing in fair condition. Other improvements include a set of pipe corrals with loading chute, an older metal stall barn with a small attached round pen, and a utility meter in place. There is a rural water line running down FM 1206, so water is available if the new owner wanted to build a hunting cabin or home.
